Is this Appraisal accurate?

Hello! Assuming the description here is 100% accurate, would you say this appraisal value makes sense? Seems really high to me for a clarity enhanced diamond.

Well, it does say right on the paper “You should not expect to be able to sell the article for this amount.”
It’s really high. Likely done for insurance purposes.
 
Not accurate at all in terms of resale value. It's really inflated, likely for insurance.
 
“This appraisal is of the approximate price of which you could replace the foregoing at an establishment selling jewelry of like quality.”

He/she doesn’t say it’s the lowest or even the expected price, only that it’s sufficient.

If you don't find their methodology to be useful, ignore it. The onus is on the appraiser to convince you that their opinions are useful, correct, and relevant. They seem to have failed on several of these points. By the way, assuming that this document was provided to you by a seller, I wouldn't just hold it against the appraiser, I would hold it against the seller who is asking you to rely on it.
 
Thank you for the responses. I think I am going to steer clear of this one. Especially considering so many posts direct me away from clarity enhanced diamonds.:wall:
 
You can get a similar non-enhanced diamond (no setting) for ~15-18k
