How much SHOULD this house cost?

SO I have a game for you guys.


How much should this house cost, if it was located in YOUR current ZIP CODE or CITY, in your opinion.

I'll post as many pics as I can.

Here are the stats:
3 bed, 2 bath 1740 square feet. Built in 1986. Lot is 9,000 square feet. Granite countertops, engineered hardwood floors, new hot water heater, new HVAC, new hot water heater.

Need updating, including those ceilings scraped. But has good bones.

The school district is very good. All 7-8-9 Great Schools Ratings.

Gypsy, should we price the house as if it is in our area? That is price per square foot? If it was where I live now it is either about 1200 per square foot (NY home) or about 500 per square foot (NJ home). So either it would be worth 2.08K or 870,000. Rough estimate.

A house with good bones is the main thing here. Meaning even if much of the inside needs redoing you can still expect to pay an average per square foot where I live no matter what needs redoing (cosmetically) as I posted above.
 
I am currently living in Seoul, SK. There aren't many homes with lots here, most places are apartments in high rises.
For an apartment with similar features to the home you posted, in a good neighborhood, you are looking at paying approximately $2841/square foot. So it would be around $4.94 million.
If you travel out of the city but maintain all other details, it would be approximately $1225/square foot, so $2.13 million.
 
Good point army wife. You cannot even purchase a house with that kind of land in my NY neighborhood so I cannot even do comparables for the house and the land. House only.

Home prices in the USA vs the rest of the world are pretty reasonable. I know when I watch House Hunters International I realize what a bargain it is here compared to many countries.

A house like that doesn't even exist where I live, but if it did it would have to be on multiple lots because a typical Chicago lot is only 25' wide by 125' deep, so the land cost alone would be over a million $. For that kind of home we'd have to go into the 'burbs here, and that would vary literally anywhere from in the tens of thousands of dollars to in the millions depending on the 'burb.

I wish I could find a town we could be happy living in for a great quality of life at a more affordable price so we would be able to retire at a reasonable age. I guess it is all about compromises and what your specific needs are. I know I have been thinking about this issue for many years now and cannot find a place where cost of living is more affordable, where the climate is good for us (well for me as my dh likes the change of seasons and can tolerate the cold much better than I can...my ideal is mild and sunny most of the time) and there is plenty of culture and life around. And other amenities of course but just naming a few. Also don't want to be too far from family as parents are getting older so that limits us as well.

In my area (Chicago suburbs) that would list for around $280-349k. A wide range but the zip code is what matters. My exact house moved one town west of mine magically goes up around $50k.
 
I live in a medium size town in a county south west of London, and it takes about 2h to drive into London. Many would consider where I live as the countryside.

A house like this with good size rooms and a relatively big plot of land, will fetch quite a bit depending on location within the county.

I believe it would cost upwards of at least 600k+ GBP.

I think I am quite lucky to live where I do. I live outside a town called Grand Rapids. Good cultural scene, great hospitals, the surrounding towns have good school districts, the weather is hard for people with the lake effect snow, but other than that I'm quite happy with where we live. I can handle the snow, so that's not a bother.

It gets ranked in the top 10 often for "rising cities" or "best places to raise a family"... Things like that. Best ranking we usually get is " beer city" :lol:
 
^^ sounds good Niel. And I totally forgot to post that excellent healthcare is almost a number 1 priority now.
 
Around $600,000 where I live.

I'm about an hour outside of Toronto, Canada. If this house was in Toronto it would be closer to a million.

Sorry, we're looking at buying our first house at the moment so house prices are a touchy subject for me. I live in the West Mids in the UK, and like dk168 I reckon you'd be looking at £500K+.
In the UK we have a lot less land (generally speaking) given to the base of the house, so rooms tend to be a lot smaller. A normal sized 3 bed, with reasonable garden is 250K; those rooms are huge and you have a massive amount of outdoor space (compared to what I've looked at), plus 2 bathrooms, so yeah going with £500K.
 
Probably about US $8 million in my city (low estimate) for an apartment of that size (no land ownership). I am in Asia. A 700 Sq ft apartment in the suburbs is about US$1 to 1.25 million on the current market here.

Where I am, it would be in the $200K range. Where I used to live, it would be at least $1M.

Probably $250-300k if inland. If on the coast with a water view, probably $500,000+ I would guess. I'm in FL on the gulf coast. Water really drives up the price in my area. One to two streets can be a massive price difference in the same home.
 
In Cambridge, MA -- I'll say $1.2.
 
$125-$150K, suburbs of Houston.

Niel - We are neighbors! What a small world. I love living in Grand Rapids, although I dream of a summer home in Petoskey someday. For now that is just a dream...

I live closer to the city, so a well maintained home with a decent sized yard like the one you show would be priced around $175,000 in my zip code.

Here, it would be listed at about $175K, probably sell for less due to need for some fixing up. Where we used to live in Conn., probably $750K. Amazing what location does to prices!

I see really good bones there, gypsy. watch out for that ceiling. could be issues with a 1985 ceiling that could cost lots of $ for removal/cleanup.
 
There are no houses like that in my neighborhood as they're all either circa 1940 or new ones that are built on cleared lots (and they're huuuuuge). At any rate, houses with similar stats as to square footage, beds/baths in a similar state of updating go for around $275K-$300K in my zip code, which is in the city limits of Atlanta and about 6 miles from the downtown core. If you went out to the suburbs, it could be anywhere from $150k-$300K depending on which suburb it was.
 
Well you probably already know this, living here in the Bay Area... but in San Jose $1.2-1.3M (with good schools). $700-800K in the not so good school districts in SJ.
 
In my area, small university town in South Africa, it would be around $180k or just a hair below R2mil.

$50k if you picked it up and moved it just 4 miles up the road to the coloured area.

Out here the lot would be considered small :P or in realtor-speak, "manageable".

Oh, and the first thing the new owner would do is put up a 6' high electric fence and burglar bars on all the windows.
