What if seller changes mind after sending stone to be appraised?

I am wondering that if seller agrees to send the diamond to GIA for appraisal, and report comes back with the same color/clarity that was stated by seller, would the seller not want to sell the stone anymore? Most uncertified stones sell cheaper because color/clarity was not exact and many times seller was not sure. For example, A G/VS2 .87 round brilliant was quoted at $3100. If I have seller sends to GIA for appraisal, and it comes back with same color/clarity, if I were seller, I would be tempted not to want to sell the stone or charge the price of stone with GIA certificate.
 
Such pricing wouldn''t be shocking...but get in writing what agreements are important to you.
