I can''t decide if we''ve had amazingly bad luck or amazingly good luck in our house quest. But you know what they say... Third time''s the charm! We''re keeping our fingers crossed that it''s true.
A Recap: We''ve (mostly I) have been looking for a new home in our soon-to-be new home town since April. First I found what I thought was our Dream home. Beautiful with lots of fir, built-ins, a not-so-big house feel, tons of windows, a gorgeous yard with massive trees, very private, and it was a 20 minute (flat) bike ride to our new workl. But it turned out that the owners never bothered to check their property lines and a rather large portion of their yard belonged to the empty lot next to it... that a big nearby church wanted to buy. Ok. So one escrow down.

I continued looking and finally Dh went with me to go house shopping and we found two really interesting houses. One out in the countryside on 4 acres next to a big park, and one in town in a family neighborhood with a 1/3 of an acre with lots of trees. We really wanted the cabin in the woods but it was just too poorly built. Combined with no storage and a really pathetic well, so we reluctantly decided that we should go with the more practical in-town house. This one was built on a slope with some portions of it on stilts, it had a ton of window overlooking it''s private forest and was originally in a contemporary style but needed a fair amount of updating.

But during inspection we discovered that the house was drooping around the central stairway by several inches. Plus the support posts for the stilts on what would be our master bedroom were ''inadequate'' in size. The sellers (who were using a flat-fee discount broker so were really doing it themselves) seemed very shifty. We heard that they had had a structural engineer out previously, but they claimed that they guy never wrote up a report but verbally told them the house was structurally sound. Who the heck pays for an engineer but doesn''t get a report??? They also never answered our questions about signs of repair on the sagging bedroom held-up by too-thin stilts. So there went that escrow! (we were also working with another, less trusted, realtor from our realty company since our realtor got married on the weekend DH and I were able to visit)



So I flew out again! This time I fell in love with a house that I truly think is far better than all the houses we''ve seen (and tried to buy) previously! So hopefully it all worked out for the best.
Before seeing it I was a little concerned because despite being in a prime location and having over half an acre of land, and being very private... the owners were asking for far less than all the other houses we were looking at. I asked our (good) realtor, and he said it was because many people would find it too "70''s" with an out-of-date kitchen. I just looked at him like he was mad! The kitchen is gorgeous!! Yes it''s original with a sage green formica top, but it''s entirely built out of solid old-growth clear Douglas Fir.

It''s a three story home with amazing separation of space! There''s the upstairs public zone, the middle floor with bedrooms and a laundry room, and a bottom floor office big enough for two. The kitchen, dining, and living room are open to each other but staggered to provide some visual privacy. The living room is screened from the entry by a free standing wall with built-ins and a wood stove. There''s also a separate tv room on the top floor which we really wanted. The top floor also has a wrap-around deck (that''s brand new and well-built) with a view over the restored native meadowland that is most of the yard.
The middle floor has a master suite with a walk-in closet, a guest bedroom, and a large laundry room with a separate bath with a cedar sauna! The home office on the bottom floor has built-in bookshelves and french doors out to the large bottom deck. There''s even a dog run off of the deck. The only thing that needs to be done is to replace the carpet on the middle floor with an easier to clean cork floor.

The house is a mile from an amazing whole foods-like market, and just over a mile to work. It''s easily bikable to work... although we''ll be walking our bikes back up the hill for a while, I think. There is also a wonderful 20 acre park just a 6 minute walk from the house that our monster dog will adore!

As I said, I really think all our bad house luck was really good house luck! This one is a winner! So please send some PS dust that it clears the inspection with flying colors!!

Here''s a view of the backyard, we love how low maintenance it is! The sellers apparently put in a lot of work to turn this into a native habitat. They took out all the landfill so it regained it''s natural contours. Researched and planted a self-sustaining mix of native plants and grasses. All we have to do is make sure the blackberry bushes don''t try to take back over.

Once you''re in the house or the backyard, there''s almost no sign that you''re not only within the city but only a couple of miles from DownTown!

I really like the office too. It has the fir-built-in bookcase and maple laminate floors that really don''t look like laminate. We''re looking forward to sharing a home office. However I think I''ll need to get one of those desk - cabinet things so I can close the doors and hide my mess.

Looks good to me! I love that the kitchen and living room windows provide such a great view of the outside greenery.

Only ours is in the suburbs, surrounded by manicured lawns. Hmmmm.
 
First, there is no way that is a 70''s kitchen!! That formica was popular in the 90''s.

Honestly, just switch that out with a slab of granite or whatever, and it''s simply stunning. I wouldn''t rush to change anything, because the house has a lot of character with all that beautiful wood. It''s gorgeous, really. If I have any PS fairy dusting skills, I''ll send them. Good luck!
 
Well, I''m sorry to ehar that the other two houses didn''t work out. Didn''t you post pics of the first one? I seem to remember the back yard and it was beautiful. I do think though, that this house is absolutely stunning and I love the built-ins. I can''t wait to see more pictures! Keep us posted! Good luck!
 
Indie, I *love* the view out of your windows.... I can''t believe you found a rustic country house IN the city like that. Think about keeping the walls on the floor as neutral as possible, because those windows are amazing! Good luck, and I also hope 3rd time''s the charm for you!

Ditto what Deco says. I LOVE it!!! We actually went down a similar road to yours as far as house buying issues. Our 3rd offer was the charm. hehe

Indie, frankly it is lovely and has a craftsman like feel to some of the built ins. The deck is pretty and the kitchen looks very nice to me. Of course you will inspect and do all of the due diligence, but it looks like you found a winner! That is exciting and wonderful.
 
Indie I hope it goes well! It''s beautiful! And about the kitchen, I know everyone''s all over the granite countertops, but a few years ago it was the solid surfacing material. Honestly, it''s hard to beat Formica -- it wears incredibly well and when styles change it''s inexpensive to update. I have a laminate countertop and I am very happy with it. If I had to change to granite to sell the house I guess I would, but laminate countertops definitely would not sour buying a house for me. The kitchen looks great -- lots of counter space and the wood is beautiful. The deck is fab and the views are lovely.

I happen to really like the formica top. It''s a lovely color that''s perfect with the fir plus it''s easy to clean. The cabinets seem to really well thought out with one of them just perfectly designed for all of our large appliances. We''ll even be able to put our Juicer away without dissembling it.

There''s also a pantry and a built-in telephone station so the pens, papers, and phonebooks will finally have a home. I''m going to get one of those Pottery barn recharging stations to put above it so the cellphones will always have a (tidy) home, and the station comes with a whiteboard for a shopping list and a to-do list.


I just can''t get over how perfect the house is for us! It''s so hard to find a home that''s geared towards a couple rather than a family. I can''t believe that we found a home that also fits our individual requirements so perfectly! I thought our Realtor was going to have a meltdown when he saw our must-have list.

This is our first home together, and I had no idea how difficult it was going to be to find something that suited both of us! The whole process has really taught us alot about each other and on making compromises, a useful thing for a newly wed couple!

Good luck with the house search. We''ve just barely begun our quest, as well. Jen fell in love with the first we looked at, as I imagined she would. It sold before we got our stuff together, as in we didn''t have pre-approval or anything like that, we were just looking around, having fun.

None of the houses since then have "added up," in her eyes.

Have you found that? Did you fall for one house, and then keep comparing to it, with all the others you looked at?

I''ve never seen a house with the tiled area in the den/living room. That''s an interesting touch.

What area are you looking in?

Congratulations, by the way. I don''t think I''ve talked to you since you married. Fun times, no?
 
Indie - YAY! Third time often is a charm.

We had our first buying experience almost 3 years ago, and went through a similar thing. Made an offer on house #1 (which I was more sold on than hubby); turned out there was a ''cloud'' on the title that was said to be working itself out through probate. We couldn''t take the chance and that was the end of that.

Second house we put an offer on didn''t pan out either - building showed us the house and said he''s accept a given price; we offered that and he decided he wanted more. We didn''t go through with it.

Third time was the charm, and this house was FAR better suited for us than any other we''d seen previously. We bought it and haven''t regretted the decision one bit.

All seems to be going well *Knocks on Wood*. The inspection went quite well, no sloping floors or sagging rooms! *phew* The gutters need to be fixed and there''s a bit of mold/mildew on one wall that is probably just due to condensation from stuff being in front of it. Oh and a window needs to replaced.
I sent back the post-inspection to-do list yesterday afternoon and I haven''t heard back yet. But I feel very confident about it.


The first house we saw (and made an offer on) really seemed like our dream house and we did compare everything else to it. Even more so, there was a house here in NM that came on the market a year and a half ago (before we knew we were going to move). I showed it to dh and ever since he''s been fixated on it. Part of our problem is that we wanted a home that reminded us of that truly unique tree house in the mountains.

ArghnStuff, Don''t worry. You''ll find the perfect house. It may take a while though. We''ve been looking... now that I think about it, since before we were married! I honestly did not think we''d find a house that would so suit us and have the nature/private feel dh wanted and be so close to work like I wanted. But we did!

The tile is a great feature but not really that unique for the area. It''s to protect the house from the heat of the wood stove and to absorb and reflect back that heat. Wood stoves are really popular. This spring I dragged a very stressed dh off to a rental cabin in the woods near Taos. (That cabin also really influenced our home search.) There was a late snow storm and we used the cabin''s woodstove for heat. It was just so fun and relaxing to fuss with it, plus it gave out a ton of heat, so we really wanted one in our new home. With the new emission technology they are actually a very green source of heat!

We''re actually moving on our 6th month anniversary! (fun, huh?) Being married has just been wonderful! We''ve been very happy and I feel that it''s the best thing that has ever happened to us. It feels so perfect. Also there''s a great deal of relief knowing that the other person is stuck with you, so to speak.

We both really relaxed with each other after our wedding. I guess maybe I was walking on eggshells a little sometimes. It also makes it easier for me to deal with him being cranky or stressed. There''s such a sense of security and a sense of love and acceptance. Oddly we''re also more of a seamless team yet also more independent. I don''t think I''m expressing myself well, but you know what I mean.
Also we never explicitly worked out a lot of things like housework or finances beforehand. Yet once we got married things just worked themselves out in a natural manner because we''re partners. I''ll admit there were a few months of power struggles with things like trash... but somehow those just melted away.

Oh my god, I LOVE that house! I adore Douglas fir, and that hunter green color coordinates so well with it. THe built-ins are great too, definitely gives it that craftsman feel. What does the outside look like?

The PS dust seems to be working! We''re closing in just a couple of days and it looks almost totally snag free so far! YAY!

I say almost totally because I did something rather... ok... extremely stupid when arranging for the home-owners insurance. When directly asked what kind of dog we had I told them he''s a chow - shepherd mix. So we got the insurance but the agent wants to send someone out for a meet-and-greet with our doggy monster. Oy. This could be a problem.
