HI!!!! So I'm freakin and need you LOL....I didn't expect to fall for a house so fast...I didn't think I'd be in Ballantyne...But I think I found THE house.

Needs work inside ( I hate dark wook trim)....Needs new door and shutters, other upgrades...but it's ON .75 ACRES!!!!!!!!!!!!!!!

It's Hawk Ridge, Community House and Ardrey Kell....It's like one of the first I've seen so I'm FREAKED OUT.

Needs new shutter and door...So ignore all that.....ANy thoughts???

Sorry I just saw this! I think it looks really pretty. DH is not home (he has MLS access) does your agent think it's a good price? You probably could just paint the shutters. Paint the trim or hire someone to restain it. Seems like simple cosmetic upgrades. It is a nice area (few miles away from me)...close to good shopping/ restaurants...That is a really nice size lot too. Have you seen it in person yet? How exciting!!!!
 
I think you could get a good deal on it (maybe $10,000-$20,000 off) It is owned by an investor and has been on the market for awhile now....just a thought.

It''s actually the real estate agent who is selling it. I''m not sure if her x lives there or what. There is only a man living there and the agent is female.
I do feel like the house is in the middle of an area where it doesn''t belong....b/c of the new construction nearby which I''m just not into. I think it has a lot of good potential....I think black shutters and black front door...and interior trim white ... the kitchen will need to be redone as well as the bathrooms, but the lay out is great. We went for it and offered 17k+ off of listing plus $5500 of our closing costs (which are turning out to be less than that with the great bank incentives)...Can I be so bold as to ask what subdivision you''re in? It''s ok if that''s too much info online :) I was just curious ... no stalking hahaha

I live in a small subdivision so I don''t feel comfortable saying the name online but hopefully we can do a small Charlotte GTG (with diamondseeker2006) and then I can tell you in person

Soooooo, the offer was met by a ridiculous counter offer....It''s not out of the picture, but we saw a great house in Providence Plantation (kitchen WAS small) on a half of an acre and I"m shocked that I really liked one in Kingston Forest...it was a newer development but the house was really the best location in the development. The back yard was ultra private with mature screening and kind of wild past it. It was a lot cheaper...and huge and fab inside. Hubby loved it. I''m NOT a new development girl, but the house did have its pros. I''ll keep you posted and thanks for your help!

Sorry to butt in, but I wanted to wish you lots of luck with your move!!! I also wanted to see if you can tell us a little bit about how it is down there....How is it compared to our area (NJ/NY)? Do you love it? Was it an easy transition? Do you miss NY? Sorry for all of the questions, but I am just curious, b/c DH and I toy around with the idea of moving down south one day....We are in northern NJ...

We never lived in one growing up and I always thought the houses were too close together, all looked alike, etc...The one we live in now is great b/c it is smaller, older, different builders. We are at the end of a cul-d-sac (sp?) and on .80 acres. It is perfect for Tessa when she gets older. There is a 3 year old on our court and he is always out there playing with his dad.

Anyways as you know there are so many houses out there. I think it is a buyers market right now. Pick a house you love. Remember you can never change the lot or location. Diamondseeker agrees we need to take you to SouthPark for a drool fest.

We do have wonderful weather! We have 4 seasons, but the cold part is very mild! It does get hot in the summer, but everywhere is airconditioned, so it is not too much of a problem. Usually when people move from the north, they are thrilled with how much house they can buy down here. We don''t live in a large city, so our pace is a little slower and traffic better, etc.

MMM, we can''t wait until you get moved and we can have a get together! You will find Southpark Mall to be quite a treat! Just keep us informed and we''ll figure out a day to meet there. There may be some others who''s like to come, too!

LOL, Tacori!!! What hospitals are you near? I wonder how the salaries are for nurses down there compared to this area?

Also, how far of a drive are you from NYC?

eta: 70 degrees??!!! I am SO JEALOUS.....DH and I were just saying how "warm" it is today....its 40 degrees!!!! Toasty compared to the last few wks, where we were lucky when it got up to 28 !!! UGH!!!!

I don't miss NY at all. At all. Maybe I will miss the beaches in the summer....and may miss the weather when it starts to get hot here....70 degrees this week? Are you kidding me? LOL....August will be hell....and shopping for big boned gals SUX around here. Even in South Park. Diet time. I didn't live on Long Island for many years and lived in Queens...so it might be a different story if I had been on LI still...it's amazing if you can afford it.

Well, I decided against the subdivision home. The house itself was very seductive. But the subdivision just made be sick LOL....BUT, wouldn't ya know it, I saw a great house in Harrison Woods that is on 2 lots and it reallllllyyy nice. My favorite area so far was Quail Acres (or Hollow, I forget) and Providence Plantation (the old part, the new part I don't like).////

We have two major hospitals, Prespyterian Hospital website found here, and Carolina's Medical Center, their website is here. Besides the main ones they each have branches. Not sure how many, a lot though. I delievered Tessa at CMC main (which is 25 mins away from me) and had a very good experience there but I have a few friends that delievered at CMC Pineville (which is only 10 mins away from me but I prefer the main in case there is an emergency. It is connected to the children's hospital). Pineville was posher though. Not sure what the salaries are. I would guess at least $50,000-$60,000. Cost of living is lower than NYC for sure!

MMM, it is just as hot in NYC I am sure (during the summers). Too bad that house didn''t work out for you. If you remember that MLS # I gave you it is totally remodeled (if I remember correctly). I went through it out of curiosity (since it is by me). We had a friend that used to live in Quail Hollow. Their house was teeny tiny though so maybe you were looking at another subdivison. Was the first one just out of the question (the counter)? Maybe the owner will back off a little. Has it been on market long?
 
Hmmm, now ya lost me girl LOL...THe Wyndham was in Ballantyne and was about 2900 sq feet on about .75 acres. Did you give me an MLS? I thought you just wrote the MLS for the Wyndham house LOL....The Wyndham is just as well....the back yard was huge but mostly trees and no workable yard without costly tree removal..and the thought of cutting down a tree doesn't sit well with me...

The new possibility is Harrison Woods. It's the largest lot and most expensive comp in the area which makes me nervous...but it doesn't need ONE BIT of work and is my specific taste. But it's still in a subdivision that's a tad subdivision-y. I've just seen so many and am sick of it. Ballantyne is lovely, but I'm not sure I want to live here....Decisions, decisions.....
 
Ohhh! Sorry!!! Yes, it''s about 11-12 drive. We made it in 12 with only 2 kitty stops...but we did leave at 4:00 am and got stuck in a ton of charlotte early Xmas friday rush hour traffic....Wasn''t really that bad....even with the beasts...So much easier to fly though. This is very much like nice Long Island here to me. I feel at home b/c people are nice to me back here when I''m nice...which is all the time

I even got the wave thing down LOL....I''m not back to work yet so the transition so far has been much better than expected. We also had friends here so I feel like I have a life....when we were in Queens, all were back on eastern Long Island....so the social life lacked. I can easily see making this place my home....and the 3000 sq foot house that would have been 750-1 mill back in Nassau Long Island!
 
Guys- I have a questions. If Harrison Woods is to the EAST of Hampton Leas which is in the East Meck school district, how can Harrison Woods not be in East Meck? I don''t want East Meck.
 
MMM, I do not understand the school cut offs here at all. Where Tessa will go is not the closest, or even the second closest to our house. I will right more later. The monster is hungry.
 
Okay I am back. Subdivisions really aren''t that bad! Lots of them have club houses (with pools and stuff). Our''s doesn''t but everyone is friendly and it feels safe. They have grown on me for sure. You still have time to find a home right? (I remember you are leasing). Where do your friends live again? Let me know if you need a vet or anything (if your friends don''t have pets).
 
So Tac and other NCs!!! We just had our offer accepted on a house!!! It's a different house in an area I like better...it's right around Providence Plantation (right across the street actually in Matthews)...It was A LOT less $ than the other one and I like it so much more. The kitchen is GROSS!! LOL...
It looks like a cute new England community which I love! The only neg thing is that a relocation co owns it so their contract addendum is pretty one sided.

Do you guys know of any good contractors (to knock down a wall or two) and a good kitchen guy....Not a high end place. I might end of refacing the bottom cabinets and only replacing the tops....Do you guys know how much putting in a new window (i.e., there isn't one there now) is?

DH knows a lot of subcontractors (since he flips homes for a living). We really should have a GTG and I can give you the names in person. Have you changed your e-mail address? I guess MrsS had one of your''s? Anyways he has a good eletrician and plummer (HVAC guy too that lets him buy parts and just charges for labor). I have no idea how much putting a window is. I can ask if he would know. I imagine not too much. Also we know a great place for tile that gives you discounts. Your house looks so cute! I love the color. I second Dani''s request for inside pics (if you have them). When do you close?
