Fiance and I are about to go look at a house...

Background: A year ago I moved from my way cute little house (1400 sq. ft. & fully furnished) in Tulsa into my FI''s teeny tiney (800 sq. ft) disaster of a house in OKC. I hate the house we''re in. It''s ugly & nasty (flooring, cabinets, walls, etc. are just awful) and w/ all of my furniture packed in here, we have to turn sideways to get into bed... I had to buy a storage building for the back yard to store all of the stuff that wouldn''t fit... I seriously have dreams about my old house I miss it so much...

So, the FI keeps saying we can''t move until I get a job (and, if I get into the dental hygiene or nursing program, then a real job is 3 years away!!!!!!). So last night he calls me into the computer room to see if I like this house that he had looked up (it caught his eye because of it''s 3 car garage, which is unusual in our desired area). So... pretty much, I like just about anything with over 1500 sq. ft. at this point...

This house has 2500 sq. ft. and is listed under $200k... and I''m praying like you wouldn''t believe that he likes it or at least he comes off of his plan to stay in this house for 3 more years!!!

OMG I''m soooooooooooooooooo excited!!!

I really liked the house and while it is not necessarily my dream home, it still has tremendous potential and would be a gargantuan upgrade from where we are living now. It''s in a historical district, was built in the 1930''s and still has most of the original fixtures (I''m a sucker for art deco) so in that regard it is perfect. I love old doorknobs...

The attic has been built out so it would make a nice master bedroom suite or a great area to lounge in (thinking big screen tv...) The kitchen was pretty dated and will need some work, as well as the bathroom, but it appears that most of it will be cosmetic and stuff that I can handle on my own - I remodeled the entire interior of my house in Tulsa so I feel pretty confident in my ability to tackle indoor projects.

FI is probably at the realtor''s office right now... He was going to run some numbers for FI regarding financing and payments.... so I''m totally keeping my fingers crossed!! Most of the houses in the area we''re wanting are listed for around $140 per square foot, and this house is listed for about $75 per sq. ft. ~ I think mainly because it hasn''t been tricked out w/ granite countertops and stainless steel appliances and all of that like most of the other houses in the area. The lady that is selling it is old and her husband died a few years ago and she is moving to a smaller home in a small town...

Okay, I think I''m just rambling because I''m nervous and I''m scared FI is going to call any minute to tell me he decided not to make the offer... so I still need your mojo!! THANKS!!!

Thanks Kaleigh ~ I''m not really a LIW anymore either but I saw what good luck Allycat had when she was trying to get into med school and then when she was nervous about her French exam so I figured I could give it a shot too!!

Okay, well I''m going to be a nervous wreck until I hear whether they accept the offer or not. FI offered 98% of the asking price. Considering OKC is not in a feeding frenzy housing market then I cannot imagine them not accepting the offer.... but apparently she''s a crazy old widow so who knows!?!?! So for now, we''re just in a holding pattern... FI seems pretty upbeat about it all so that''s good...

oooh! I'll definitely send you good vibes. 2500 square feet for under $200k sounds like a BARGAIN.. I think you should snatch it up!
I have insane house envy though. FI and I are each still living with our parents til the wedding, and after that moving into an apartment, so a house for us is a good 3-4 years off.. but I can't help but want one NOW!

ETA- oooh I hadn';t read the whole thread..I was so excited for you that I posted right away. Thats so exciting that you put an offer in on the house. I hope you get it!

Conversely, everyone...my boyfriend made an offer on house which I have just decided I DON''T WANT. He offered 94%... and I am SO SCARED IT WILL be enough. SOOO can everyone pray for me that his offer gets REJECTED? It passes today at 10:00. If he counter offers, then my boyfriend is going to reject. If not, I''m going to have to pay for the freakin'' insepction and "decide" that there are too many flaws. I''m such a moron.

Oh I feel for you, I felt so sick for 4 months when we were purchasing our dream house. Ours is also from the art deco period - love that era. Remember what is meant for you won''t pass you by. Lots and lots of luck, my positive vibes outgoing!

Awww, you guys are the best!!! Well, we haven''t heard anything so far. I don''t know if that''s good or bad but since it''s the weekend I''m trying to not get too antsy about it. I don''t think there are any other offers on the table so hopefully the worst that could happen is that we get a counter offer. I''m pretty sure we would be willing to go up to asking price if need be - its a great deal, barring any structural problems, and OKC is already a very affordable housing market.

OH!!!!! One other awesome thing about this house that I forgot to mention yesterday: In the living room & dining room, all of the original mahogany wood trim is still totally pristine and has never been painted!!! That is a serious find these days as most of the crown moldings, window trim, and baseboards have usually been painted over ~ this is all just stained and looks perfect (also means the windows are in very good shape mechanically). Plus, the hardwood floors are perfect, I think we would just buff them before moving in but that''s it. Wow, I''m totally psyching myself out now.

I actually have homework that I need to be doing but I''m having such a hard time concentrating!!! Plus I''ve got a raging headache. And I couldn''t sleep last night because I just kept picturing what I could do in the house and if I could copy some of the things I''d done in my old house in this house.... Aaaaagh!! I''m going to drive myself nuts!!!

Lorelei ~ thanks for that!! I always have to remind myself that if it doesn''t happen, then there is a better house and a better situation waiting for us down the road. Things just seemed to fall into place yesterday so I hope the smooth sailing continues!

Good luck to you, the house sounds great and I love original features!! It is such a shame when people rip out original floors, fireplaces etc. I really hope you get it and can enjoy hearing about all your plans to restore it! Fingers crossed

As for me, I''M STILL WAITING. My boyfriend is moving his friend and isn''t answering his cell phone. I wrote an email to our agent (my name isn''t on the house) but hopefully she''ll call me. GOD FORBID they are actually thinking about it

. I figure since the house has only been listed for 2 days, and has had three visits, and 1 offer (from us) they would be insane not to counter off right? Come on we''re $8000 under the price. If they refuse, we are released from our offer...I''m sending major "decline, decline" vibes.
 
HAPPY DAY!!!! Ok. They refused the offer and are now coming back with a counter offer. My boyfriend still likes the house but he said, "Je laisse la femelle decider" basically, "I''m letting the female decide" Which means I''m going to reject their counter offer and save us a 400$ inspection fee. I''m so happy. Pricescope fairy strikes again. Back to the househunting...and to avoid a similar situation in the future, I''m dragging my future-mother-in-law with me...so we don''t get ourselves in this kind of trouble again

YAY!!!!! Our offer was accepted money-wise!!!!! They presented us with a counter but the only thing they changed was the closing date (pushed it back 2 weeks) and they want us to perform the structural inspection w/in 7 days since our offer is based on our acceptance of the structural condition. SO, now we have MORE FINGER CROSSING that it is structurally sound... I could see on the exterior where there has been some movement but that''s to be expected in Oklahoma''s clay soil (lots of shifting, expanding, contracting, etc.). And if it there had been major movement or big structural problems, I would expect to see some evidence of it inside as well, considering the plaster lathe walls, and I didn''t see any such evidence. YAAAAAAAAAYYY!!!

Ally ~ I''m soooooooooooooo relieved for you that you''re not going to have to go through the inspection process just to find a way out of that deal! Awesome!! I found out this morning that FI hadn''t even thought of asking me to join him when he looked at the house yesterday until one of his friends mentioned it to him?!?!!? I was like WTF??? He''s such a thickheaded neanderthal sometimes!! I''m glad you''re guy is deferring to your good judgement!! As for my LIW status? I got crossed off in January, right before we got our own forum I think? I''ve got pics somewhere in that thread and in the Show Me The Ring forum (oh, and my avatar!). Don''t worry, I have a hard time keeping track too!

Oh, and the 3-day headache from hell is finally gone ~ I think it was a caffiene headache!!! I ran out of Diet DP and hadn''t been to the store so I finally had one of FI''s Coke''s this afternoon and voila!!! Birds are chirping, angels singing...

Okay, so I''m done with my homework and FI is on the phone (seriously, he is like a 14 year-old girl he''s on the phone with his buddies so much).

Here is a picture of the house ~ I think we will get rid of that tree in front, it really obstructs the house and it''s what I call a nuisance/trash tree since all it really does is drop crap and debris on the the yard and create more work than it does anything else. There are interior pictures... but they are the worst photos of a home that I''ve ever seen - like I can''t imagine someone professional took them (there is a finger in one of them) and they don''t really show anything interesting or appealing about the interior at all. Maybe I''ll post them but I''ll probably wait.
