After a few weeks of very discouraging house hunting (why is Boston so darn expensive?!), we found the *cutest* little house on Sunday!! We put in an offer, and thankfully it was accepted -- we were one of four offers on this house, so we''re really lucky! And this house got those four offers within 24 hours of being on the market if that tells you anything about what a great little house it is!

We''re beyond excited about it!

It''s not huge by any means, but it''s got three bedrooms, a great open floorplan, a nice-sized kitchen with an island in it, a huuuuuuge deck, and just a really funky vibe to it. Defiitely not your run-of-the-mill house. We went there again yesterday to show my Dad, and the current owner actually came outside and met with us, and she was awesome, so we just feel so good about this place! It was funny because we walked by the first house on the street and the guy outside said, "If you''re here to see the house for sale, it''s already been sold!" -- we were like, "We know! It''s us!"

The inspection is tomorrow, so please send along good vibes and lots of PS fairy dust that all goes well!!

How exciting!!

*sprinkling*

Haha, love the "*sprinkling*" action -- too cute! You guys are the best! Thanks!!

It almost seems too good to be true (I forgot to mention that this house was priced ridiculously well for being in MA), but I keep reminding myself that yes, sometimes good things do happen to good people, so I shouldn''t be too worried! The current owner is such a doll that I really feel like they''re good, honest people and just want the house to go to someone who will love it as much as they do!

(Do I sound completely naive here? Ehh, even if I do, I''d rather be naive and hopeful than bitter and jaded about everything!)

No. There is enough cr-p in life, and it is good if you can hope and appreciate that sometimes good things do happen and that there are kind and honourable folk out there. Better to have faith in that than be bitter and jaded absolutely!

Ellaila -- much much sparkley dust coming your way from The Real Estate Fairy!!! It sounds like your deal is going beautifully, and I am sending positive quick and easy closing vibes your way!

Hope the inspection goes well. Good Luck.

Ellaila, I was thinking of you a few weeks ago because I saw on the Food Network Giada in Newport at your reception location. It was just gorgeous!!!

I am so happy for you! Sending bucket loads of PS dust your way

Thanks, DeeJay, Mara, Ohsinbreez, and Skippy!

Skippy, isn''t Castle Hill just gorgeous? And the day itself was just so perfect weather-wise! Ahhh!! Hubby''s crush on Giada grew even bigger after seeing her in person, and he always does these sly little waves to her when she''s on TV and to her books in stores (as a joke to try to get me jealous) -- funny!

DeeJay, thanks for the extra dust from the Real Estate Fairy too -- having an "insider" on my side makes me feel better

You husband is too cute; how funny!! Castle Hill is gorgeous. I told my hubby when we were watching it that a PS''er got married there and he agreed it is a gorgeous location

By the way, FG, I was just thinking of you because I just read that Kate Walsh got engaged a few days ago. I think I''m in the minority here (I know a lot of people wanted your pear ring back!), but I loved your Addison avatar

I am! Boston born and bred (well, suburbs-bred, but close enough). The house is in Maynard, which isn''t exactly near the city, but it''s where hubby works and won''t be a bad commute for me either (I work in Arlington, so just a straight shot down Rt. 2), so we''re OK with moving that far out since it''ll still be convenient for our lives. Plus I adore Concord, and we''ll be nice and close to it!
1.gif
We currently live in Brighton, so we will def. miss being so close to the city, but prices in any towns close to Boston are just waaaaay out of our league. You''re North Shore, right?

Yes, in Haverhill (right off 495 north).

In fact, I''m down in Burlington every so often to shop. Gosh, one of these days after you''re settled, we should do a GTG!

MAJOR fairy dust your way....can''t wait to see pictures!

Congratulations! Friends of mine got a super-cute place in Arlington this winter for less than an arm and a leg too! It''s always great to hear someone can actually buy property here.

Heh, I live in Arlington. We bought here when you were able to find a decent house for under $200k... I wouldn't like to try and house hunt around here now.

ETA: Forgot to add 'Congrats on the new house!'

Who knew all these MA people were on PS?
1.gif
I wish we could''ve found a place in Arlington, believe me! But unfortunately, it''s just untouchable with our budget. We have friends that just bought a house here, and they''re in a great location but they got SO little house for their money. It''s 2 bedroom, 1 bath, and they spent just under $400K on it. Our has an extra bedroom and half bath, and we spent way less than they did, so I suppose the tradeoff is location! But to be fair, it''s about time that hubby has the short commute, as mine has always been ridiculously easy!

Thanks again everyone for the good wishes and fairy dust! I''ve seen PS fairy dust work its magic over and over again with others'' houses and jobs, so I believe it works!!
36.gif

Oh, yay! A new house is very exciting. Congratulations on getting the peach!

i''m sending nothing but good thoughts your way -- the house sounds excellent!

How exciting! Sending you lots of good vibes. Congrats on the pregnancy as well, ellaila! Lots of exciting things going on in your life!
36.gif

Thanks for all the new wishes! I''m going to have a big bucketful of fairy dust to take with me to the inspection today!!
36.gif

Good luck, Ellaila!! I know how stressful house hunting can be and how exciting finding the "right one" is. It is not just a house, it''s a home, right?

Fingers crossed for you and sending you loads of positive vibes!!

So we had the inspection and ...
36.gif

I mean, there are a few issues, but that was to be expected -- the house is from 1880! The biggest thing is that the roof had is pretty old and had a lot of small issues, so we''re going to push for a new roof rather than lots of random little fixes. That''s our biggest "must-fix." Other than that, most things seemed minor enough that we can fix them on our own slowly. But we def. don''t want to move into a place and have to replace the roof ourselves in a year -- that''d be bad!

On a happy note, we absolutely loved being in the place again and truly do feel like this is meant to be our place! There''s even a little cat door so our Monkey can go from upstairs to the basement without the basement door having to be open. We felt that was a sign that we were just the right little family to move in there
9.gif

So now I''m going to apply that fairy dust to hoping the current owners will be reasonable with our requests for the roof ... *hoping, praying*

Thanks a million you guys for all the well wishes!!
