Hi, everyone,

So FI and I have been house hunting for a while now, in fact I don''t even know when we started but as of yesterday we''ve looked at 40 houses. We put an offer in for one house already, but when the seller came back with a counter-offer that was exactly what we decided we wanted to pay for the house I suddenly felt ill and threw up, so that was a clear enough sign that that particular house wasn''t for us.

SO, we went back out and we found the perfect first home yesterday! We were originally planning on spending much more but I was a bit uncomfortable with that (hence the home-buying induced sickness) so we started looking at smaller homes and I FELL IN LOVE! It''s a cute little 3 bedroom with 1.5 baths and a one car garage. We''re only two people (and many pets) and I think this will be the perfect place to start out.

The best part is that we''ll be able to afford this one and keep our condos to rent out and make some extra cash, yay!

I''m so very excited, so please send some fairy dust our way in hopes that we''ll be able to make a deal!

Best of luck, Haven!!!! I can totally understand feeling super-nervous about a really big mortgage...We also would rather have something smaller that we could comfortaby afford than going to work everyday just to pay for our house... Anyway, the house is super-cute, I hope your offer goes through and it becomes yours!! Lots of dust coming your way!!

What a great house! Tons of good luck headed your way. We bought our first house this summer and it is tiny but perfect for us 2 bed, 1 bath (2 people, one enormous dog). I wouldn''t want anything bigger right now.

Haven - It''s adorable. It looks like it will have so much character once you get a chance to get your hands on it. A really great choice!

Actually, I think it is a great house. So many people buy brand new houses in the suburbs and the areas have no character. I can tell from the fact that your has full trees that it is in an established area which to me atleast is important. Good luck.

Thanks for all the fairy dust, ladies!

The house is truly adorable inside, and even though it IS in a subdivision, this one has a bit more character than the rest in the area. HOPEFULLY I will be able to post interior pictures if we get it! FI is taking our fathers to go see it today, I''m so excited.

Janine--the house is in the suburbs of Chicago. FI has never lived outside of Chicago proper, so this is going to be a big move for him!

I''m excited but a teensy tiny bit sick to my stomach! Is this normal? I became physically ill the last time we put in an offer--maybe there''s something wrong with me! Maybe I''m a mortgage-commitmentphobe!

This is the one, though, I can feel it! I think it just takes me some extra time to adjust to big life changes (not to mention large mortgages!) so that''s what''s getting to me, I hope.

I''ll definitely post if we get the house (and I''m sure you''ll be seeing a WHOA IS ME post if we don''t.

It''s normal, I felt that way with both houses. The anticipation and the waiting just wrecked my stomach. Hubby felt the same way.

Now I am so very irritated--we''ve been waiting for our realtor to get back to us on the phone for an hour now so we could discuss the final offer price that we''d like to make. I had our mortgage broker draft a preapproval letter for this particular property, and between the time that I posted the "We''re making an offer!" post and got the preapproval letter she picked up a call from someone else and has been unavailable since then. Argh! (It was about five minutes.) She''s emailed me a couple times saying "Sorry! On another call! Will call soon!" but hasn''t called yet.

I wouldn''t be so upset if a) I wasn''t so excited about this house, and b) there weren''t any other interested buyers. We know that another couple has seen the house several times as well and is very interested so now I''m getting nervous that they''re going to beat us to it! I''m sure I''m being too paranoid, but this is a big deal and I want to get that offer in as soon as possible!
 
The squeaky wheel gets the grease...CALL HER BACK. You aren''t at a dinner party where etiquette is paramount. CALL HER. If you don''t get the results you want call another....she is working for you. Her commission is her payment. You don''t have to pay her with kindness.

phew, i felt the nerves for you! i''m glad you got in touch with her and things are happening again. that is the hardest/nerviest part - getting the offer in and waiting to hear back. i hope it all works out and they accept!
