I love it! Good luck! Don''t worry about the up-chuckies--it''s nerves. I felt that way when DH proposed

Offer . . . counter-offer . . . counter-counter-offer . . . and the wait goes on.

I think the owners believe this house is worth more than all the other houses in the neighborhood--even the ones with two-car garages and such. We''ll see if they''re willing to let it go for a reasonable price. If not, we''ll move on. Still waiting . . .

Fingers and toes crossed for you Haven, have been there so know how you guys feel. It''s pins and needles....

Ugh. I''m not sure we''re going to get this house, the owners aren''t willing to come down very much in price and they expect to get it for far more than all the comps in the area, all of which have 2 car garages and larger yards. SO, we''ll see.

We put in another offer this morning, but it''s pretty darn close to the highest that we plan on paying, and I refuse to overpay because the owners think they''re home is worth more than anything else in the neighborhood.

Keep your fingers crossed for us!

(The good news is that the townhome we were interested in before we found this house just came down in price over 10K, so we can always go back to that plan if this falls through . . . )

It looks like a great little house -- well, not really that little for just two! Fingers crossed that you get it and fairy dust blown your way.

You have to be willing to walk away. That''s the part I find the hardest! But there''s no sense paying above comps if there''s nothing special about this particular house. I hope it works out for the best. If you don''t get it, I''m sure you''ll find something even better. Good luck!!

Good luck, Haven! Whether this is the house or you go with another one, pre-congratulations on the purchase!

We walked away. They won''t come down enough, and I just don''t think it''s smart to overpay for a home because I *love* it, especially a home that would only be a 5 - 7 year home, anyway.
Aaaaah, back to the drawing board.

I''m actually not that upset, we''re looking into a great little townhome that''s priced far below market, so maybe we''ll get that. Thanks for all of your input, gals! Lyra--your post gave me some strength as I was on the phone with the realtor when we decided to walk away, thank you.

So sorry, hubby and I had that happen to us 2 times until we found this house. This house is the best for us. You will find the perfect house for you; hang in there! The emotional roller coaster is no fun but it will be worth it in the end; sending good house finding vibes to you.

I''m sorry about the disappointment Haven. But good for you in having the strength to walk away. Being house poor is no fun, and it is even worse when you go to sell and find you don''t have as much equity as you''d hoped. I still believe you''ll find something better! Take care.

I''m sorry it didn''t work out, Haven. I think the townhome you mentioned sounds like a great option though. We knew we couldn''t afford a house but my Fi and I were ready to buy something -- so we could get a foot in the door to the real estate market. We ended up buying a condo and it''s a great start for us. We own our own home and we''re thrilled with that. Buying a home, whether it''s a condo, townhome, etc., is a big undertaking, and we took comfort in doing it in baby steps (we''re responsible for the inside but not the outside of our property). Yes, we''ll be thrilled when we can own our own house but this is still our first home together, that we bought together, and that''s meaningful in its own way.

Is this helping any? I''m trying...
