It will help, always, if you know what you want the appraiser to do. Options include:
a) confirm it''s what it''s more or less purported to be
b) help you discriminate, to review if you''ve got what you wanted, based on your requirements
c) provide documentation for an insurer.
I think most appraisers could help you with a and c. I think most will be challenged with b...but that may not be a question for you. If it is, you''ll have to extend the criteria you brought to the shopping process out a bit longer, and see who can help you sufficiently for that.
