Hi Kimberly!

I saw from your rely in another thread that your hubby works in real estate in SD? We just had inspection done on our house, and it indeed needs a lot of work. It may need a roof inspection or may not, and we also know nothing about the insurance situation given the frequent wild fire and what have you.

Would you mind at all help answering some questions either on the phone or during a cup of tea? Our contingency period is this coming Friday and your feedback/input regarding the specific details of our home would be greatly appreciated.

Hi Zhuzhu,

I would love to meet you, but neither my husband nor I would be comfortable giving input on your home purchase as we would hate to provide you with information and have something bad happen as a result. I would highly recommend you discuss these issues with your agent, as you ar paying him or her a large amount of money to protect your best interests.

Again, I would love to meet you for tea anytime you''re up for it.

You are right about being careful on giving inputs. We love our agent but he is not an expert in roof inspector. Do you happen to know any good ones?

For roof inspection I'd contact Dennis Parra at Parra Building Consultants. His number is 619-232-1100.

As for fire risks, the coastal communities, such as Clairmont, are not at risk as the santa ana winds don't affect the area like they do inland San Diego. It should have no bearing on your insurance.
