Went to the loan officer today (a friend), and got the neccessary paperwork ready for the closing. We''re feeling a little like we ''stole'' this house - - seriously. The price is much lower than expected; their counter offer was no more than we wanted to pay; the house appraises for more; our loan is really low interest and locked in; and our payments are a mere $150. more than what we pay in rent now.

Inspection is scheduled for Monday, and we are set to close on Aug. 31st.

I don''t believe much in circumstance. I believe in a Higher Power. I believe He provided the right house, at the right time, for the right price, in the right place. I can''t even begin to describe how blessed we feel; and how thankful we are.

Hope y''all are having a wonderful day; I know I am!

(Thanks for all the support from my PS friends. You''re the bestest!

Um, yeah.

You''ve been on long enough to know that this thread is worthless without pics missy.

And seriously, congrats! Very exciting.

Still want pics though.

Congratulations Holly! How exciting? is this in TX? for some reason I thought that

You can get a lot more home for the price out there. I loved Arlington a lot when I visited there.

If I could post the Virtual Tour or photos from the realtors website without their info, the address, etc., I sure would. ''Cause it''s awesome!
But I don''t really think, no matter how much we all share here, that I want lots of folks in forum/blog land to know exactly where, what, when, and who, or even how much. I sincerely hope that doesn''t offend anyone.

I might be able to find some photos from the MLS listing on a different realtor site; there is more than one set of photos out there - - they just aren''t as good and detailed as the listing agent''s photos. (Her site won''t let me upload the photos individually.)

When we get back in the house again, we will take photos and upload them. I promise.

That''s what I''m talking about. No one should be posting stuff that help us find exactly where you live - because let''s face it...you''d be in trouble!

Okay, SOME of the photos from a local Coldwell Banker website will post, and some won''t. So I''ll try one by one.

First up, the brick wall in the living room. The arched doorways lead on the left to 2 BRs, and a bath. Right is the master suite.

Our dining room is just right of the open foyer; the first thing you see walking in.

The front door, open foyer:

Living room is slightly sunken. Hope I don''t trip in the middle of the night!

DH wasn''t sure at first if he liked the brick posts; I do.

Master bedroom has a sliding glass door to the patio. NO neighbors can see us out there! So I can sit in my jammies in the AM with my coffee, if I want to.

My very own garden tub! I won''t have to share with whats-his-name.

Holly, it''s beautiful!

I''m so happy for you two that all of these things collided and you got an amazing deal on a beautiful home. You deserve it.

Kitchen will eventually require new counters and sink, as well as upgrading the built in appliances. But for now they''ll do; they''re in great shape. Just rather vintage.

From the other side of the room. We have our own refrig already.

Both front bedrooms (mirror images) look out onto the pasture across the street, as does the dining room and one end of the kitchen.

Second bath has a dual vanity . . . and would you look at the cabinet space!! Finally, I have enough room for all my sheets and towels!

And the master bath has the same counter top with the built in vanity kneehole. I''ve already purchased a cute little stool from ROSS that will fit perfectly.

Looks great! And looking out onto a "pasture." Wow...what a life!

The eat-in kitchen area with a backyard/patio view.

It''s cute! Congrats on home ownership!

The fireplace. We fell in love with the brick arch over the opening that mimics the front entry outside and the archways into the rest of the house.

I think that''s all that will upload here.

Thanks, everybody, for the compliments and good wishes.

We''re disgustingly happy; we can''t stop grinning.

T-Gal, we have the pasture across the street, and no neighbors behind us. Probably a full acre and a half of wooded lot directly behind us, with no way for anyone to build there, as there is no street or access of any kind. We didn''t know that when we made the offer; it was a ''gift with purchase''.

I love your house

It is truly beautiful. I love the kitchen and the entry way. Plus look at the view.... a pasture. How peaceful and calming is that??????

I am soooooooooooo happy for you and your DH!!!!!! Love the bathtub too.

O HO! How wonderful your house is! I love how much light it gets through all these windows and the overall lay out of it. Congrats again!

Congratulations, Holly! It''s a great house, and I''m so happy the negotiations went well for you! Looks like that backyard is ENORMOUS!!!!

We need to measure for blinds; sixteen windows, most of them fairly large. I''m thinking wooden or wood-look plantation blinds in the dining room that will match the shuttered door and pass-through window. We may find a hutch/china cabinet that is tall enough to put in front of the pass-through; it isn''t a feature I''m crazy about.

DH wants to redo the cabinets in the kitchen; I want to live with them awhile before I do anything. Well, I''ll put different handles on to update them a bit. While they are ''vintage'', they are custom cabinets of good quality and in near perfect condition. And deep.

When we redo the counters, we''ll also put in a decorative tile backsplash. Maybe I''ll replace some cabinet doors with glass fronted doors to lessen the impact of ''wood everywhere''.

The pictures look great!! I love the brick arches. So happy for you!

What a great house! It looks so open and light and airy. You will have so much fun decorating and furnishing, etc. I love all the storage in that bathroom. Envy, envy
