WE FOUND IT.

We finally found a house that both my FI and I love. It''s just about perfect. It''s in a fantastic neighborhood, is a good size, well-priced, and in a great school district. As soon as I saw that they''d dropped the price 50k, I told FI that I had found our "new future home"

It''s not the prettiest house. It was built in 1978, so the decor is...lacking. But everything has been so well-maintained that it''s move-in ready right now. And we can tear down the wallpaper, paint the walls, replace the linoleum, etc. as we get to it. The layout is just what we were looking for - single-story, nice-sized bedrooms, and the kitchen, dining room, and family room all open to one another.

And to top it off, there''s a beautifully landscaped koi pond in the backyard, a gazebo, a lemon tree, an orange tree, and a shed (all hooked up for electrical) that would make a great studio.

AND, it''s just down the street from the house we''re renting! We''d barely need a van!

We''re putting in an offer today. It''s short-sale, so I''m not sure when we''ll be hearing back from them, but wish us luck! Stepson-to-be is stoked since he likes the neighborhood we''re in, and he would still be within a 2-minute walk of his best friend. Oh, and because of the koi pond, of course. Exciting!

BTW, make sure your realtor prepares a comp that supports your offer based on recent home closings in that immediate area. That comp should be submitted along with your offer because often the decision makers in the bank holding the paper will be in a city far removed from where the home is actually located and without this added bit of "education" they may not be able to appropriately evaluate your offer (translation: a comp of the right ilk might save you quite a bit of money, not to mention time because the bank may be able to reply on that info rather than trying to compile their own). I learned this with my very first short sale and now when one of my clients is interested in a short sale property a comp is the first thing I put together.

Thank you ladies, for all your dust and your well wishes! I''m really crossing my fingers on this one. I admitted to my FI yesterday that I''d spent part of the day daydreaming about how to redecorate the place, and he admitted the same. We had a bit of a laugh over that. We''ve only just put in the offer - there''s no telling what they''ll say back.

So now it''s the waiting game.

Dee*Jay, thank you for the advice! I''m afraid a comp wouldn''t compare in our favor at the moment. The neighborhood we''re in has been fairly resistent to price drops. Plus, we offered a little lower than their asking price, which is already extremely low for the neighborhood. It would be hard to justify our asking price based on prior sales. I think this may be the tipping point, and maybe more houses will show up on the market priced this low, but there''s really no telling.

YIKES!

Got a call from the realtor. He got a call from the homeowner''s realtor. They''ve received two other offers on the house, about the same as ours. Ugh. I hate competing for a house, especially in this sort of market. This neighborhood is just crazy. The last two times we put an offer in on a house in this neighborhood, our offers were ignored in favor of multiple other higher offers. I hope we at least get a chance this time around.

Plus, the realtor said it will take up to 30 days to hear back from the bank.

I''m crossing my fingers. We still really want this house...
