price range for unheatd burmese sapphire

Dear PSers,

What do you guys think is a reasonable price range for a 3 to 5Ct fine Burmese blue sapphire with good specs: for instance, unheated, AGL color=3.5 / tone ~80, AGL brilliance~70%, clarity =L-M, AGL total quality score ~very good.

I knew the price for blue sapphires has gone up by quite a bit in the past couple of years, that is why I am hoping to get a rough idea of the current pricing to avoid overpaying.
